Investing
for capital growth
The choice for many people is to invest in property as part
of pension planning. Buy now and while the rent covers financial
repayments and the majority of running costs, the property value
will steadily rise. The property can then either be sold in the
future to provide a large cash sum, or continue to provide income
during retirement.
To achieve the highest possible growth, the property should preferably
be in a prime Cambridge location such as the city centre, where
many commentators have forecast that property prices will rise by
50% in the next five years and potentially double over the next
ten years.
Investing for income
If, on the other hand, you wish to gain an immediate income
from your investment, consideration should be given to smaller and
less expensive properties for which demand is always high and where
the potential to generate higher yields is greater.
One or two bedroom flats and apartments near the city centre, for example, are particularly sought after and with increased competition between prospective tenants premium rents can often be achieved. There are also many suitable properties in outlying towns and villages around Cambridge which, while costing less to buy, can still command comparatively high rents.
