Choosing to invest in or to let a property is often viewed as the easy part. It is the managing of properties and tenants to produce the maximum income and the minimum of inconvenience that is the real key to making a property perform.

While there is no doubt that Cambridge is an attractive area in which to invest in or let property, the practical side of the question is where problems can potentially arise.

What happens, for example, if minor repairs are needed and you are too busy to attend to them? What if the minor repairs become major repairs? How do you ensure tenants pay their rent on time? When is it convenient to inspect properties? How do you plan expenditure and prepare accounting information for the Inland Revenue, if needed?

It is these very areas where Rees & Associates excel. For, rather than being a big anonymous company, we prefer to look after both tenant and property on a personal basis. Regular property visits form a key part of this and are actually welcomed by tenants because they know that if they have any problems, we will take the time and effort to resolve them.

When general maintenance or repairs are required, they are attended to and supervised, with qualified tradesmen employed after a strict quotation procedure to do the best work for the best price. And because we know about the property and what to expect in terms of wear and tear and how to minimise it, there are generally no major refurbishments ever required.

Thanks to our dedicated property management computer system, the financial side of the equation is also just as well looked after. Rents are due and paid on a monthly basis with an accompanying statement of account detailing all transactions. Financial reviews and analysis can be provided to clients upon request showing the rental performance of a property for the preceding 12 months. This information can be extremely useful, especially when preparing for rent reviews or planning cyclic maintenance.
