Once you've found your perfect property the hard work is over and signing up for your new home couldn’t be easier. Firstly, you will need to complete an application form, these are available to download online (see tenants documents), or at the time of your viewing and pay the application fee.
Once we are in receipt of your application form(s), application fee(s) and two forms of identification (see tenant documents), then the marketing of the property will be suspended whilst references are carried out. It is important to note that a tenancy application cannot proceed without receipt of a written application and accompanying fee, photo ID and proof of address.
The referencing process normally takes between five and seven working days but this can vary depending on how quickly your referees take to respond.
Once references have been received and approved by the landlord we will issue you with the appropriate Tenancy Agreement to sign. This is done in advance of the tenancy commencement date to allow you ample time to read all the terms in the agreements. The Tenancy Agreement is a legally binding document and once signed can only be broken by agreement of all parties.
You will be invoiced in advance for the first month’s rent (or a proportionate amount) and security deposit and once settled, the process is complete. You will be provided with a full set of keys and inventory recording the ingoing condition of the property. Leaving us to wish you an enjoyable stay at the property.
